Vietor Trust Coastal Development Permit and Merger (P5071 and P5072)

The applicant requests Coastal Development Permit approval to merger Assessor's Parcel (APNs) 191-011-37 and 191-011-06 and approval to construct a new 442 square foot guest house with decks on a lot in Bolinas. The 442 square feet of proposed development would result in a floor area ratio of 10.9 percent on the 31,330 square foot lot once merged. The proposed building would reach a maximum height of 13 feet 10 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the eastern property line; 13 feet from the southern property line; more than 50 feet from the western property line; 10 feet from the northern property line. Various site improvements would also be entailed in the proposed development, including landscaping and an parking pad..

Coastal Development Permit approval is required pursuant to Marin Coastal Zoning Code section 20.68.060.
