Project Description
The applicant requests Coastal Development Permit approval to merger Assessor's Parcel (APNs) 191-011-37 and 191-011-06 and approval to construct a new 442 square foot guest house with decks on a lot in Bolinas. The 442 square feet of proposed development would result in a floor area ratio of 10.9 percent on the 31,330 square foot lot once merged. The proposed building would reach a maximum height of 13 feet 10 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the eastern property line; 13 feet from the southern property line; more than 50 feet from the western property line; 10 feet from the northern property line.
