Project Description
The applicant requests Coastal Permit approval to construct a new 1,794 square foot single-family residence and 828 square foot Accessory Dwelling Unit on a lot that contains two sheds and a 1,000 gallon water tank in Bolinas. The 2,622 square feet of proposed development would result in a floor area ratio of 1.7 percent on the 153,200 square foot lot.
The proposed residence would reach a maximum height of 15 feet, 4 inches above surrounding grade and the exterior walls would have the following setbacks: 70 feet, 7 inches from the southern front property line; approximately 300 feet from the eastern side property line; 195 feet, 7 inches from the western side property line; 131 feet, 1 inch from the northern rear property line.
The proposed ADU would reach a maximum height of 14 feet, 5 inches above surrounding grade and the exterior walls would have the following setbacks: 12 feet from the southern front property line; more than 140 feet from the eastern side property line; more than 400 feet from the western side property line; more than 150 feet from the northern rear property line.
Various site improvements would also be entailed in the proposed development, including the development of a septic system to serve the two residential structures, installation of two 5,000 gallon water tanks that are more than 100 feet from all property lines, construction of a new 80 square foot shed that would be located more than 100 feet from all property lines, and a new on grade driveway and firetruck turnaround. Additionally, the two existing sheds and 1,000 gallon water tank would be legalized as part of this application.
Coastal Permit approval is required because the project entails development that is not categorically excluded or exempt as outlined in Section 20.68.030 of the Marin County Code.
