Project Description
The applicant requests Coastal Development approval for modifications and additions to an existing single-family residence and the construction of a new Accessory Dwelling Unit (ADU) on a developed lot in Bolinas. The existing building area appears to be 1,820 square feet and existing floor area appears to be 1,459 square feet. The proposed building area appears to be 4,038 square feet and the proposed floor area appears to be 3,498 square feet. The 3,498 square feet of proposed floor area would result in a floor area ratio of 20 percent on the 17,517 square foot lot.
The proposed single-family residence would reach a maximum height of 18.7 feet above surrounding grade and the exterior walls would have the following setbacks: 35 feet 11 inches from the eastern front property line; 10 feet 5 inches from the northern side property line; 10 feet 5 inches from the southern side property line; 19 feet 10 inches from the western rear property line.
The proposed ADU would reach a maximum height of 14.83 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the eastern front property line; 10 feet from the north side property line; 19 feet 10 inches from the south side property line; 4 feet from the western rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway, landscaping and a deck.
Coastal Development Permit approval is required pursuant to Marin County Coastal Code section 20.68.060.
