The applicant requests retroactive Design Review approval for a 744 square foot garage with a storage area and fence and fence gate over 6 feet tall on a developed lot in Novato. The existing building area is 1,546 square feet and the proposed building area is 2,290 square feet. The existing floor area is 1,546 square feet and it appears the proposed floor area is 1,750 square feet. Therefore, the proposed development would result in a floor area ratio of 11 percent on the 20,242 square foot lot. The proposed building appears to reach a maximum height of 14 feet above surrounding grade and the exterior walls would have the following setbacks: 6 feet from the eastern property line; 75 feet from the southern property line; more than 100 feet from the western property line; and 4 feet over the northern property line.
