Project Description
It appears the applicant requests Coastal Development Permit approval to demolish a 160 square
foot detached accessory structure (guesthouse) and to construct a 446 square foot Residential
Accessory Dwelling Unit (ADU) with a deck on a developed lot in Inverness. It appears the 446
square feet of proposed development would result in a floor area ratio of 3 percent on the 57,935
square foot lot. The proposed building would reach a maximum height of 20 feet above
surrounding grade and the exterior walls would have the following setbacks: 52 feet from the
northeastern front property line; 80 feet from the northwestern side property line; 96 feet from the
southeastern side property line; over 250 feet from the southwestern rear property line. Various
site improvements would also be entailed in the proposed development, including a retaining wall.
Coastal Development Permit approval is required pursuant to Marin County Local Coastal
Program (LCP) Section 20.68.030 because the project entails new development in the Coastal
Zone as defined in Article VIII, Chapter 20.130.D, Development.
