Project Description

The applicant requests Coastal Development Permit approval to convert an existing workshop to a guest house on a developed lot in Inverness. The 1,000 square feet of proposed development would result in a floor area ratio of .03 percent on the 2.8 acre lot. The guest house would appear to reach a maximum height of 12’ – 3” above surrounding grade and the exterior walls would appear to have the following setbacks: approximately 52 feet from the northern front property line; approximately 86 feet from the eastern side property line; approximately 250 feet from the western side property line; and approximately 205 feet from the southern rear property line. The remodel would include a new bathroom, which would connect to the existing septic system. 

Coastal Development Permit approval is required pursuant to Marin County Coastal Zoning Section 20.68.040.A.1b because the project entails converting a workshop to a guest house, which is not exempt from a Coastal Development Permit.
