Project Description
The applicant requests Coastal Development Permit approval to construct a new 2,635 square primary residence with an attached 575 square foot garage, 660 square foot detached Accessory Dwelling Unit, new septic system, and irrigation well on a vacant lot in Inverness. The proposed building area would be 3,870 square feet and the proposed floor area would be 3,330 square feet. The 3,330 square feet of floor area would result in a floor area ratio of .02 percent on the 4.07-acre lot.
The proposed primary residence would reach a maximum height of 24 feet 11 ¼ inches above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the southern front property line; 92.5 feet from the western side property line; 22.4 feet from the eastern side property line; and, more than 100 feet from the northern rear property line.
The proposed Accessory Dwelling Unit would reach a maximum height of 24 feet 7 ¼ inches above surrounding grade and the exterior walls would have the following setbacks: 54.6 feet from the southern front property line; more than 100 feet from the western side property line; 94.2 feet from the eastern side property line; and, more than 100 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including driveway, retaining walls, walkways and the removal of three trees.
Coastal Development Permit approval is required because pursuant to Marin County Coastal Zoning Code section 20.68.060.
