Project Description

The applicant requests Design Review approval to construct a 141-square-foot single-story addition and an 891-square-foot multistory addition to a primary residential structure on a developed lot in the unincorporated community of Kentfield. The 1,032 square feet of proposed development would result in a floor area ratio of 10 percent on the 124,100-square-foot lot.

The proposed 141-square-foot addition would reach a maximum height of 11 feet, 11 inches above grade and maintain the following setbacks: 140 feet from the northern front property line; 220 feet, 4 inches from the eastern side property line; 61 feet, 10 ½ inches from the western side property line; and 308 feet, 7 inches from the southern rear property line.

The proposed 891-square-foot addition would reach a maximum height of 26 feet, 7 inches above grade and maintain the following setbacks: 129 feet, 6 inches from the northern front property line; 112 feet, 5 inches from the eastern side property line; 114 feet, 8 inches from the western side property line; and 291 feet, 6 inches from the southern rear property line.

Various site improvements would also be entailed in the proposed development, predominantly related to the primary residential structure. These include a variety of interior modifications on several floors, alterations to the fenestration on several façades, the reintroduction and limited expansion of attached architectural features such as trellises on the southern façade, and the removal and reconstruction of certain hardscape features to similar dimensions, also on the southern façade.

Design Review approval is required pursuant to Section 22.42.020(B) of the Marin County Development Code because the project is located on a lot in a Conventional zoning district and would exceed 3,500 square feet of floor area with the proposed development.
