Project Description
The applicant requests Design Review approval to construct a 352-square-foot addition to a single-family residence on a developed lot in Kentfield. The 352 square feet of proposed development would result in a floor area ratio of 26 percent on the 14,654 square foot lot. The proposed addition would reach a maximum height of 36 feet, ¼ inch above surrounding grade and the exterior walls would have the following setbacks: 53 feet from the eastern front property line; 25 feet, 6 inches from the northern side property line; 65 feet, 6 inches from the southern side property line; 28 feet, 6 inches from the western rear property line. Various site improvements would also be entailed in the proposed development, including installing new windows and doors and converting an existing carport into a garage in conformance with Marin County Code (MCC) Section 22.20.090.E.2.
Design Review approval is required pursuant to Marin County Code (MCC) Section 22.42.020.B because the project entails constructing an addition on a property that would exceed 3,500 square feet of floor area. Additionally, Design Review is required pursuant to MCC Section 22.20.060.E.2 because the addition to the residence would raise the height of the residence to exceed a height of 30 feet, but no more than 40 feet in height while maintaining 15-foot side yard setbacks.
