Project Description

The applicant requests Design Review approval to construct a 16 square foot main-level addition and a 478 square foot second-level addition on a developed lot in Novato. It appears the 494 square feet of proposed development would result in a floor area ratio of 22 percent on the 10,763 square foot lot. The proposed building would reach a maximum height of 21 feet, 9 inches above surrounding grade and the exterior walls would have the following setbacks: 34 feet, 10 1/8 inches from the western front property line; 5 feet, 11 inches from the northern side property line; 17 feet, 11 inches from the southern side property line; 46 feet, 10 inches from the eastern rear property line. 

Design Review approval is required pursuant to Marin County Code Section 22.42.020(A) because the project is located in a Planned zoning district and does not meet exemption criteria.
