Project Description

The applicant requests Vesting Tentative Map approval to subdivide a vacant 4.95-acre unit of real property in an unincorporated area of San Rafael into two residential lots (Lot 1 and Lot 2) for condominium purposes, and two open space parcels (Parcel A and Parcel B) that would be maintained by a homeowner’s association. The two residential lots would have a net lot area of 2.66 acres, contain no more than 79 condominium units total, result in a net project density of 30 dwelling units per acre, and have an average lot slope of 4.5 percent. 

Tentative Map approval is required pursuant to Section 22.80.030 of the Marin County Development Code because the project proposes dividing an existing lot into two or more lots, which would result in five or more condominiums.
