Project Description

You are requesting Floating Home Exception approval for after-the-fact construction of a rooftop deck and exterior staircase on an existing 1,365 square foot floating home, on Kappas West Pier, in Waldo Point Harbor, Sausalito. Based on the plans submitted, it is unclear whether the proposed improvements comply with maximum height limits or mooring clearance requirements established under the Floating Home Development Standards. Additional information is needed to confirm whether the project qualifies for an exception. 

Floating Home Exception approval is required because the proposed project appears to involve the addition of a rooftop deck to an existing floating home per 22.46.030.C.2 of the Marin County Development Code that would exceed 16 feet above the water line at high tide, which is the standard height for houseboats pursuant to Section 22.32.075.B.1. In addition, the proposed staircase would be located within the 6.7-foot eastern setback where a 10-foot setback is required under Marin County Development Code Section 22.32.075.B.2.
