Project Description
The applicant requests Design Review approval to construct a 547-square-foot addition to an existing residence, demolish a portion of an existing garage, alter the roofline of the existing residence, construct a trash enclosure, and construct new solid fencing in the front and side yards on a developed property located in Seadrift Lagoon Subdivision Two in the unincorporated community of Stinson Beach.
The 547-square-foot addition to the existing residence, including the partial demolition of the existing garage and the proposed 26.4 square-foot trash enclosure, would result in a building area of 2,702 square feet, a floor area of 2,676 square feet, and a floor area ratio of 36 percent on the 7,500 square foot lot.
The proposed addition to the primary residence would reach a maximum height of 27 feet, 4 inches above the North American Vertical Datum of 1988 (NAVD88). The exterior walls of the proposed addition would have the following setbacks: 33 feet, 8 inches from the northern front property line, six feet, one inch from the eastern side property line, six feet, seven inches from the western side property line, and 65 feet from the southern rear property line. The proposed trash enclosure would reach a maximum height of six feet above NAVD88 and would have the following setbacks: 20 feet, 6 inches from the northern front property line, 56 feet, 6 inches from the eastern side property line, zero feet from the western side property line, and 96 feet from the southern rear property line. The proposed solid fencing would reach a maximum height of five feet above grade, run along a portion of the northeastern front of the property, and connect to an existing fence along the eastern side property line. A solid fence is also proposed along portions of the western side property line, which would have a setback of more than 50 feet from the northern front property line.
Various site improvements would also be entailed in the proposed development, including a new 267.7 square foot attached Accessory Dwelling Unit (ADU), the in-kind replacement of a deck, new planter boxes, a new onsite wastewater treatment system, and hardscape improvements.
Design Review approval is required pursuant to Marin County Board of Supervisors Ordinance No. 2841, approved on August 7, 1984, adopting the Wisenbaker/Kent Estate Company Master Plan, because development on all lots included within the Master Plan area shall be subject to Design Review approval.
