Project Description
The applicant requests Coastal Development Permit approval to demolish an existing 4,247 square foot primary residence, workshop, decks, and associated foundations, and construct a new 3,893 square foot primary residence with an attached garage on the 11,200 square foot lot.
The proposed development would result in a building area of 3,893 square feet, a floor area of 3,220 square feet, and a floor area ratio of 29 percent on the 11,200-square-foot lot. The proposed residence would reach a maximum height of 24 feet, five inches above the surrounding grade, and the exterior walls would have the following setbacks: 43 feet, 11 inches from the southern front property line; six feet, eight inches from the western property line; six feet from the eastern property line; and 22 feet, 9 inches from the northern rear property line. Various site improvements are also entailed in the proposed development, including new decks, hardscape improvements, a new driveway apron, and fencing in the rear yard.
Coastal Development Permit approval is required pursuant to Section 20.68.060 (Coastal Development Permit Required: Non-Exempt Development) of the Coastal Zoning Code because the project proposes development that is not explicitly and specifically exempt from coastal development permit requirements by Section 20.68.050 (Coastal Development Permit Not Required: Exempt Development).
